A 1,446 home golf course community in Fairfield, California where Accretive managed the development and sale of the southern portion of the project in the early 1990’s. This included the development and construction of a public golf course and clubhouse and a recreation center with swimming pool and tennis courts.
Given the depressed market at the time, it was necessary to initially construct homes on a fee basis with a local builder. National builders started acquiring lots as the project stabilized and the market improved. The commercial property had a very low viability and no near or mid-term demand so it was re-entitled as residential and institutional for a significantly increased value. A school site was deemed redundant by the local School District and also re-entitled to residential and sold at a significant profit.
